Usually less than people expect. Plenty of buyers put down around 10 percent, and some loan programs go much lower, VA loans can be zero down for those who qualify. You’ll also want to plan for closing costs, which we can sometimes get a seller to help cover. I’ll connect you with a lender who can run your real numbers before you fall for a house.
Yes, it’s the smartest first move. A real pre-approval tells you exactly what you can spend, makes your offer far stronger, and keeps you from falling for a home that’s out of range. It takes a day or two with a good lender, and I’m happy to recommend a few.
Yes. Since the 2024 rule changes, buyers sign a written agreement with their agent before touring. It just puts in writing what I’ll do for you and how I’m paid, and here in Texas we’ve used these for years. It protects you, and I’ll walk you through every line before you sign anything.
You have real room to negotiate right now. Our market is balanced, not the frenzy of a few years ago, so a lot of homes sell at or below list and sellers are often open to concessions or a rate buydown. Every home is different, so I’ll show you the data on that specific property and we’ll build an offer that wins without overpaying.

I’ll represent you at the builder’s table, so bring me in before you sign anything with them, I help people relocating from out of state buy with confidence, sometimes mostly sight unseen, and I know how to make a VA-loan offer competitive so it actually gets accepted.
